Tropicana Corporation Berhad (Tropicana), local property develop is optimistic that its property development project, Tropicana Metropark at Subang Jaya, continues to attract people based on its location, lifestyle and potential in property value.

Head of Marketing and Sales Ung Lay Ting said such confidence is driven by population growth and the rise of a modest income group that will boost the demand for residential properties.

“The mixed integrated development of Tropicana Metropark has attracted mostly families and young executives in Klang Valley and this project has been receiving encouraging response,” she added.

Tropicana Metropark is a mixed integrated development built on 35.61 hectares of freehold lands that feature residential and commercial units, international school and medical center.

The project was first introduced in 2012 with gross development value (GDV) of RM 7.2bil that will be developed in 10 phases and expected to complete in 2023.

Among the facilities that being offered is Central Park with a 750meter of long canal and complete with bio-filtration system, cycling and jogging tracks as well as pedestrian walk that facing the commercial phase.

The Tropicana Metropark design concept is inspired by the most popular and livable city in the world, which is Yarra River at Melbourne with a holistic influence aiming at fulfilling the market demand of upscale urban area.

She said, Tropicana has allocated RM 106mil to build a special bridge that expected to complete in this year connecting Federal Highway to Tropicana Metropark’s main entrance, providing easier access to this project.

She added, target to open in this year September, GEMS International School at Tropicana Metropark with build up area of 210,000 sq. ft. on two hectares of land is capable of accommodating 2,400 students.

Ung said that both phases of Tropicana Metropark’s residential unit, Pandora (first phase) and Paloma (second phase) sold off during the launch in May and November 2013 respectively.

She added, recently Tropicana launched third phase, Paisley, where it features two blocks of residential units with Block A contains 329 units whereas Block B contains 258 units.

“The project with GDV of RM 479mil offers three types of residence, 1+1 bedrooms, 2+1 bedrooms and 3+1 bedrooms, build up area of 601 until 1,491 sq. ft. with selling price starts from RM 750 per sq. ft.,” she said.

She stated that the selling price for 1+1 bedrooms starts from RM 528,000, 2_1 bedrooms (RM 718,000) and 3+1 bedrooms (RM 1.063mil) whereas dual key units is RM 1.12mil and above.

According to Ung, buyers able to enjoy 40 resort-themed facilities such as three exclusive terraces, multi-level gymnasium and Olympic size swimming pool.
